Former senior living community to provide 70 units of permanent supportive housing for veterans experiencing homelessness

Cima Investment Group, in partnership with 1031 Crowdfunding, has announced a landmark partnership with the Oklahoma City Housing Authority (OCHA) and the City of Oklahoma City's MAPS 4 program to transform Dorset Place into permanent supportive housing for veterans experiencing or at risk of homelessness.

The project represents a creative repositioning of the 69-unit former assisted living facility, which Cima acquired in November 2024. Under the partnership, the property will be transferred to OCHA's Community Enhancement Corporation and converted into 70 units of veteran housing, supported by $1.9 million in MAPS 4 funding dedicated to addressing homelessness in Oklahoma City.

"We're not just exiting an investment. We're delivering a project that will house more than half of Oklahoma City's homeless veteran population. That's the kind of impact that makes this work meaningful."

The development will be completed in two phases: Phase 1 includes 37 units opening in fall 2025, with Phase 2 adding 33 additional units. Veterans will access housing through vouchers, ensuring they pay no more than 30% of their income for rent. On-site services will include daily meals, case management, and healthcare coordination.

The Dorset Place project reflects Cima's broader strategy of acquiring distressed and underperforming assets with flexibility on exit—pursuing the highest and best use for each property rather than forcing a single playbook. In this case, partnership with OCHA and MAPS 4 created a better outcome for all stakeholders than traditional senior housing operations.
