Trammell Crow Company Completes First Logistics Development in the UK at Net Zero Carbon

Trammell Crow Company (TCC), a leading global developer and investor in commercial real estate, has completed its first site in the UK, comprising three Grade A logistics buildings on a 19.4-acre site in Milton Keynes.

The three speculative logistics buildings – individually 221,775 sq ft, 71,737 sq ft and 46,490 sq ft, total 340,002 sq ft of leasing space. Two of the units at the development on Merton Drive – a predominantly industrial area with nearby occupiers including Nissan, Mercedes, Amazon, and DHL – are conjoined to suit a single occupier or two separate occupiers.

CORE Milton Keynes is a short drive from Milton Keynes town centre and the major road routes of the M1 (J14), the A5, and the A421 Standing Way.

The buildings offer clear internal heights of 12m and 15m, provide increased capacity of floor slabs for floor-standing mezzanines and pick-towers; and have the flexibility to accommodate various office configurations. Externally the development benefits from expansive 55m-deep yards, designated parking spaces for car sharing and landscaped recreational areas.

The continual, progressive reduction of carbon emissions attributable to new developments is a principal objective at TCC and, in addition to having achieved reductions on this scheme, CORE Milton Keynes has been delivered as a net zero carbon development in accordance with the UK Green Building Council NZC framework and observing the latest 2023 UKGBC Offsetting Guidance, verified by Planet Mark.

In line with TCC’s global standards, the units were constructed to BREEAM ‘Excellent’ for new construction and EPC A-rating. Each building provides an increased roof-load capacity to accommodate full photovoltaic arrays and a base-PV installation; fully controlled and ultra-efficient LED lighting throughout; and multi-model EV charging points across the site. TCC achieved 95% recycling of site-won materials; and the development features sustainable storage and discharging of rainwater.

CBRE acted as the planning consultant, Chetwoods as the architect, and Glencar as the principal contractor.

Mike Forster, Head of UK Logistics at Trammell Crow Company, said: “Just a year after achieving planning for our site in Milton Keynes, we’ve completed Trammell Crow Company’s first logistics development in the UK at Net Zero Carbon. We’re well underway with our scheme in Sheffield now under construction and hope soon to secure planning permission at Heywood near Manchester. TCC’s momentum in the UK, as across Europe, is phenomenal and we fully expect to capitalise on it to secure further sites as we seek to become the country and the continent’s top developer.”

Trammell Crow Company Announces Plans for Second Site in Neuruppin, Germany

Trammell Crow Company (TCC), a leading global commercial real estate developer, announces it has secured the building permit for a 132,185 sq m site in Neuruppin, Germany.

The site is part of TCC’s plan to create a new logistics park called CORE Temnitzpark in Neuruppin. The building permit for the development of the site BF36 follows that of the site BF33 in October 2022. On the two sites together, TCC will be able to develop Class A logistics space of up to ca. 94.100 sq m of logistics warehouse space. Site BF36 allows a total GLA of 52,934 sq m (including 47,542 sq m of warehouse area, as well as 1,792 sq m and 3,600 sq m of office space and mezzanine storage respectively. The multi-unit warehouse premises will be able to accommodate up to five tenants and space for 164 car parking spaces and 16 truck parking spaces.

Located in Neuruppin, the new logistics park is in the greater part of the Berlin area within the Brandenburg region and a 30-minute drive from the capital, Berlin. The site is close to the A24/B167 junction, meaning tenants will benefit from direct access to the motorway that connects Berlin to Hamburg. In addition to the port of Hamburg, Germany’s largest seaport by volume and the third-largest container port in Europe.

Trammell Crow Company takes actions to improve energy efficiency and environmental impacts while aiming for BREEAM Excellent certifications in its developments. Occupiers expected to be attracted to the spaces include those in the e-commerce, retail, FMCG, technology, and 3PL sectors.

The site is perfectly suited for a multi-tenant or build-to-suit development and can be delivered within 12 months.
